Welcome and thank you for visiting the website for the proposed North Taunton Development, located on land between Staplegrove and Kingston St Mary.

The development is being promoted by PM Asset Management and Ptarmigan on behalf of six landowners. Two planning applications are now being considered by Taunton Deane’s planning department, one for the Eastern side (PM Asset Management) and the second for the West (Ptarmigan).  We expect that the applications will go before the Council’s Planning Committee later this year.


The development will deliver 1628 new homes for Taunton as well as a new primary school, employment space, shops, community facilities, public open green space, allotments and sports pitches.  The plans also include a new spine road linking the A358 Staplegrove Road to Kingston Road which will help reduce traffic on Corkscrew Lane and Manor Road by over 60%.


The Government is trying to build 200,000 to 250,000 houses a year in an effort to tackle the country’s chronic shortage of homes.  Taunton Deane needs to build 13,000 homes between 2011 and 2028 and this site has been allocated as an area for housing in both its 2012 Core Strategy (policy SS6) and Site Allocations Plan (policy TAU2).  Since the land was allocated, the development team have been working to develop a comprehensive masterplan which has included extensive consultation with the community including Staplegrove Parish Council, Kingston St Mary Parish Council, RoSAG (Residents of Staplegrove Action Group) and WARG (Whitmore Area Residents Group). Following public consultation during 2014 and 2015 a Framework Masterplan for the area was endorsed by the Council in December 2015.

Should Outline planning permission be granted, the next step is for the detailed proposals to be prepared and submitted (in the form of Reserved Matters planning applications) and work could then start in 2018.
